Water is the most common property loss — and the most disputed.
Two water claims that look identical on the surface can be paid in full or denied outright depending on how the water got in, how long it was there, and how well it was documented. UPA builds a water claim to answer those questions before the insurer uses them against you.

How Water Damage Really Presents
Water rarely stops where you can see it. It wicks into drywall, tracks under flooring, and saturates wall cavities and subfloor long after the surface looks dry. The industry sorts it into three categories — clean, gray, and black — and the category drives how much must be removed versus dried. Left unaddressed, trapped moisture can begin supporting microbial growth within roughly a day or two.
What UPA Documents
We treat a water loss as a moisture problem, not a stain. That means moisture mapping and thermal imaging to find water behind walls and under floors, psychrometric readings to prove the affected area, correct category classification, and a scope that covers tear-out, antimicrobial treatment, drying, rebuild, and matching so repaired areas are not left mismatched against undamaged ones.
Water Damage Is Not Flood
The single biggest distinction in a water claim: rising or surface water is generally excluded from a standard homeowners policy and requires separate flood coverage. Carriers routinely reclassify a covered water loss as flood to avoid paying, and sewer or drain backup often needs its own endorsement. We document the cause of loss so covered water is not mislabeled as excluded flood.
Why Choose Us?
Water is where carriers apply the most exclusionary language — labeling a sudden failure as long-term seepage or repeated leakage, or calling the loss wear and tear or lack of maintenance. We build the documentation that answers those specific objections instead of letting them stand.
Downgrading the water category is a common way to shrink a claim, because a lower category justifies a drying-only scope. We classify clean, gray, and black water accurately so the scope reflects what actually has to be removed and restored.
The damage that decides a water claim is usually the damage you cannot see. Using moisture meters, thermal imaging, and psychrometric readings, we map saturation behind walls, under flooring, and in cavities that a quick visual inspection misses.
Because water and flood are treated so differently, cause-of-loss is where these claims are won or lost. We document how the water entered so the covered portion of your loss is presented under the right coverage.
